Where is the site?

The site is located west of Barrowford at Trough Laithe, Riverside Way.

Haven’t you already been granted planning permission for these homes?

In 2016, outline planning consent was granted for up to 500 new homes at this site. Northstone is now bringing forward a reserved matters application for the southern portion of the site which will address details such as design, landscaping, layout and scale.

What are you proposing?

Northstone is bringing forward a reserved matters application for the southern portion of this site, in accordance with the outline application. The proposals are expected to consist of approx. 250 homes, 20% of which will be affordable properties helping those struggling to afford rent or a deposit to secure suitable accommodation.

What about the rest of the houses at this site?

Northstone is committed to delivering new homes at this site. It is envisaged that Trough Laithe will be developed in a phased manner. This reserved matters application refers to the southern portion of the site which will be the first phase.

Is the site allocated for residential development?

The site is allocated as a strategic housing site in Pendle Borough Council’s Local Plan.

What types of properties are proposed?

Northstone is proposing around 250 new homes in a range of styles and sizes to suit the needs of local people. Specifically, our proposals will deliver

  • Approx 10-15% two bedroom homes suited to first-time buyers, couples and those looking to downsize
  • Approx 55-60% three bedroom properties ideal for small families
  • Approx 25-30% four bedroom properties for those needing a bit more space

Are there any plans to provide affordable housing?

In line with the outline consent, 20% of the proposed new homes on the site will be affordable.

What is a reserved matters application?

A reserved matters application deals with some or all of the outstanding details of the outline application proposal, including: design; landscaping; layout; and scale.
